About
Commercial/multi-family addition include the square footage addition to an existing commercial building. This includes the footprint addition to an existing structure.
After Approval
Applicant must pay for permit prior to construction. Permit must be kept on premises in public view, facing the right of way. Pre-construction, pre-fill (if introducing additional fill on site), 2nd elevation certificate, 3rd elevation certificate and final inspections are conducted.
Conditions & Exceptions
- Floodplain development permit is not complete until signed
- Violations of the permit will be subject to citations as provided per Chapter 19 of the Code of Ordinances.
Fees
Development permit fees vary depending on acreage size and if the parcel is located in a conveyance zone or the floodway. See the City Fee Schedule and search for "flood plain" for more details.
What You Need
- Project Cost Estimate, signed, notarized OR sealed by licensed Engineer or Architect (if located in Zone A, AO, AE)
- HCAD summary or private appraisal
- Mitigation Plan
- Elevation certificate demonstrating that the structure is compliant by elevation per Chapter 19 ordinance
- Elevation plan sheet
- Conveyance Analysis (if property lies in conveyance zone)
- Topographic survey
Submit Plans Online
Application must be completed and submitted online.
- Log in or register for an iPermits account.
- Complete a building permit application in the iPermits portal.
- Pay any applicable fees associated with the application.
- After permit fees have been paid, you will receive an invitation from ProjectDox.
- Upload the Residential Repairs Spec List in the appropriate folder in ProjectDox.
- Mark the assigned task "complete" to finalize your submission.
- Once the review is completed, you will receive an email from ProjectDox notifying you whether the plans were approved or if corrections are necessary.
- If the plans are approved, you may proceed with the payment of the permit.
- After payment is made, the permit will be emailed to the applicant.
What You Need
- Pre-Construction Inspection: A copy of the approved plans and permit onsite.
- Pre-Fill Inspection:
- A copy of the approved plans onsite
- A completed Pre-Fill Mitigation Certificate.
- May require: a pre-fill topographical survey and/or evidence of spoils removal and placement outside of the floodplain.
- 2nd Elevation Certificate Inspection:
- A copy of the approved plans onsite.
- A correct, completed original Elevation Certificate marked “Building Under Construction” in section C1 of the certificate.
- 3rd Elevation Certificate Inspection:
- A copy of the approved plans onsite.
- A correct, completed original Elevation Certificate marked “Finished Construction” in section C1 of the certificate.
- Site work Final Inspection:
- A copy of the approved plans onsite
- May require: As-Built Survey, As-Built Mitigation Plan/Calculations, evidence of spoils removal and placement outside of the floodplain.
- Final Floodplain Inspection:
- A copy of the approved plans onsite.
- May require: Flood Proofing Certificate.
- A copy of the approved plans onsite.
