About

Foundation repair include the repair of the fractures in slabs and includes stabilizing a structure that has moved from its originally constructed design. Engineered piles/piers should be shown on sets of drawings.

After Approval

Applicant must pay for permit prior to construction. Permit must be kept on premises in public view, facing the right of way. Pre-construction and final inspections are conducted.

Conditions and Exceptions

1. The Floodplain Development Permit must be paid before it is emailed to the applicant and/or owner, and the signed permit must be emailed to the Floodplain Inspector and the Floodplain Management Office (FMO) inbox before requesting a Floodplain inspection.

2. Violations of the permit will be subject to citations as provided per Chapter 19 of the Code of Ordinances.

3. Floodplain Development fees may vary based on construction type (single-family residential, commercial, or critical facility), acreage size, and whether the property is located in a Conveyance Zone or Floodway.

Plan Review What you need

1. Building permit application

2.  Both  of the following (if located in Zones A, AO, AE, A1-30, or A99): 

  • Cost Estimate - Signed, sealed, itemized cost estimate provided by a licensed, State of Texas Professional Engineer or Architect – OR-- Foundation contract - signed and notarized provided by the Owner & Contractor.
  • County appraisal – (HarrisFort Bend , or Montgomery) – OR -- a Private Appraisal.

Note:

  • Only when requested and/or required by Floodplain Plan Reviewer: An Elevation certificate demonstrating the structure is elevation compliant per Chapter 19 Ordinance.
Plan Review Submit in Person Steps
  • Permit application & Declaration page: You may print or obtain a copy from the 1st Floor Information Desk.
  • Drawings and/or Repair Per Spec List.
    • Slab-on-Grade Foundation:
      • Submit foundation plans and details prepared by a State of Texas–licensed engineer showing the location, quantity, and type of supports - piers or pressed piles. Plans must include the project address and the owner’s name.
    • Concrete Masonry Unit Block and Base Foundation (within City of Houston engineered limits, using City Engineered Details):
    • Concrete Masonry Unit Block and Base Foundation (exceeds City of Houston engineered limits):
      • Submit foundation plans and details prepared by a State of Texas–licensed Engineer showing the location and quantity. 
    • Level and Shim and/or Minor Beam Replacement:

1. Pre-Construction Inspection: a. A copy of the approved plans and permit onsite.

2. Final Floodplain Inspection: a. A copy of the approved plans onsite.
